In most townhome communities, the association maintains and insures the roof as a common element. Shared rooflines that span multiple units make individual-owner responsibility impractical. The master property policy covers roof damage from covered perils. Some communities with separate rooflines per unit assign roof maintenance to owners — always check the CC&Rs.

HOW THE PLAT CHANGES THE INSURANCE.

In a fee-simple townhome community, each owner holds title to their lot and the structure sitting on it. The association typically owns only the common areas — roads, sidewalks, landscaping, amenity buildings, and sometimes the exterior walls and roofs. The master policy covers what the association owns, and each owner's homeowner policy covers their individual structure and interior.

In a condo-mapped townhome community, the association owns the building exteriors and structural components the same way a vertical condo association does. The master policy must cover the structure in bare walls, single entity, or all-in form depending on the CC&Rs. The distinction changes the master policy's scope significantly, and the wrong structure creates coverage gaps that surface during claims.
