The association's master property covers the dock structure. The association's GL covers premises liability on the dock. But individual boats moored at association slips are the owners' responsibility. The association should require each boat owner to carry hull insurance and watercraft liability, provide a certificate of insurance, and name the association as additional insured. Without these requirements, damage from a boat to the dock, a fuel spill from an owner's vessel, or an injury caused by a boat operation at the dock falls back on the association's program.

Standard GL covers dock premises. If the association owns watercraft, launches boats, or provides fueling, marine liability and pollution may be needed. Depends on whether passive dock owner or active operator.
WHO INSURES THE BOATS AT ASSOCIATION DOCKS?
Individual owners insure their own boats. The association should require hull and liability coverage with certificates. The association's GL covers the dock, not individual boats.
DOES THE ASSOCIATION NEED SEAWALL COVERAGE?
Seawalls and bulkheads are association property under master property. Storm damage and erosion repairs can be extremely expensive. Include accurate replacement values for all waterfront infrastructure.
